Deposit & Cancellation Policies

WINTER RESERVATIONS (Nov - Apr except holiday)

Deposit Policy: An initial non-refundable deposit of 2 night's lodging is due at the time of booking by major credit card. Final payment, including taxes and fees, is automatically charged to the card 30 days prior to arrival. Optional travel insurance premiums are due at the time of booking. Mountain Resorts reserves the right to cancel any reservation if deposit or payment dates are not met.

Cancellation Policy: For lodging cancellations made 31 or more days prior to arrival, the initial non-refundable deposit will be forfeited. Once a reservation is paid in full, it is non-refundable, and all payments received will be forfeited.

HOLIDAY RESERVATIONS

Deposit Policy: An initial deposit of 2 night's lodging is due at the time of booking by major credit card. Final payment, including taxes and fees, is automatically charged to the card 45 days prior to arrival. Optional travel insurance premiums are due at the time of booking. Mountain Resorts reserves the right to cancel any reservation if deposit or payment dates are not met.

Cancellation Policy: For lodging cancellations made 46 days or more prior to arrival, the initial non-refundable deposit will be forfeited. Once a reservation is paid in full, it is non-refundable, and all payments received will be forfeited.


SUMMER (May - Oct) DEPOSIT POLICY

Nightly/Weekly Guests: One night's lodging is due at the time of booking by major credit card. In addition, the Security Deposit Waiver fee, if elected, as well as any applicable clean fees will be charged with the initial deposit. Final payment, including taxes and fees, is automatically charged to the card on file 14 days prior to arrival. Optional travel insurance premiums are due at the time of booking. Mountain Resorts reserves the right to cancel any reservation if deposit or payment dates are not met.

Monthly Guests: One month's rent is due at time of booking by major credit card. Each additional month's rent will be due on the anniversary of the arrival date. Mountain resorts reserves the right to cancel any reservation if deposit or payment dates are not met. Monthly guests will pay a security deposit in cash or by check equal to one month's rent upon arrival. In lieu of a security deposit on a credit card at check-in, guests have the option to purchase Security Deposit Waiver that will cover for incidental damages up to a maximum of $5000.00 for a nominal one time fee of $29.

SUMMER (May - Oct) CANCELLATION POLICY

Nightly/Weekly Guests: The initial deposit is non-refundable. If a cancellation is made 14 days or less prior to arrival, the full payment will be withheld. Changes in length of stay are subject to minimum stay requirements and cancellation penalties.

Monthly Guests: If a cancellation is made more than 60 days prior to arrival, a fee equal to $500.00 per reservation will be withheld. Cancellations 60 days or less prior to arrival will forfeit full payment.

Taxes and Fees: Rates are subject to 21.9% taxes and fees. Confirmations will be sent for all individual bookings. Please review all confirmations for correct dates and rates.

Short Stay Policy

Mountain Resorts has various minimum night stay requirements throughout the year. During certain time periods we may allow stays of only two paid nights, however there will be a small cleaning fee added to the lodging total on these short stays. The cleaning fee is dependant on the size of the condominium according to the following table:

Travel Insurance

Even the best planned vacation can be interrupted due to illness or other personal circumstances. Optional travel insurance can be included with your reservation. Travel insurance is non-refundable once it has been purchased. We highly recommend that you purchase travel insurance; as we are unable to vary from our cancellation policies. Premium equals 6.95% of lodging, tax and fees, and is due at the time of booking in addition to initial deposit.

Please click here to obtain your travel insurance policy or certificate of insurance for your Covered Trip if you have paid for or authorized payment for the travel insurance. The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Baggage and Personal Effects, Accidental Death & Dismemberment, Emergency Assistance, Medical or Dental Expense, and Rental Car Damage. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Stonebridge Casualty Insurance Company and the non-insurance assistance services are provided by CSA's designated provider. Please contact CSA at 866-999-4018 if you have any questions.

Vacation Rental Damage Coverage

In lieu of a $250 authorization hold on a credit card at check-in ($500 if staying at Highmark Steamboat), guests have the option to purchase Vacation Rental Damage Coverage that will cover for incidental damages up to a maximum of $5000.00 for a nominal one time fee of $29. If purchased, the plan includes protection against accidental damage to your rental accommodations during your stay. You may arrange for your Vacation Rental Damage Coverage at the time of booking or upon check-in.

Please click here to obtain your insurance policy or certificate of insurance for your Vacation Rental Damage Coverage if you have paid for or authorized payment for the plan. If purchased, the plan includes protection against accidental damage to your rental accommodations during your stay. If you have to cancel and don't get a chance to check in, the cost of the plan will be returned to you.

Additional Trip Coverage

Protect Additional Arrangements: Planning a vacation does not stop after your lodging reservation has been booked. You may have booked additional arrangements that are essential to your vacation experience that need to be protected. Check-In Information

  • Check-In: 4:00 p.m.
  • Check-Out: 10:00 a.m.

Thank you for being courteous to the guests preceding and following you by honoring the check-in/check-out times. Late departures are subject to an additional night's charge unless a later check-out has been authorized by the Front Desk Manager.

Housekeeping Services

Mountain Resorts' dedicated housekeeping staff performs various levels of service depending on the property and length of stay. Here are the service types:

  • Trash & Towel: Empty all trash cans and remove trash, exchange dirty towels for clean towels
  • Light Clean: Empty all trash cans and remove trash, exchange dirty towels for clean towels, make beds with fresh linens, perform a light clean of kitchen and bathrooms
  • Mid-week Clean: Empty all trash cans and remove trash, exchange dirty towels for clean towels, make beds with fresh linens, vacum bedrooms and living areas, perform a full clean of kitchen and bathrooms

Guests staying at Highmark Steamboat receive Daily Cleaning services.

A Light Clean every other day and a Mid-week Clean on stays of 6+ nights is provided at Steamboat Gondola Residences, Bronze Tree Condominiums, and CrossTimbers at Steamboat.

Trash & Towel service is provided every other day on stays of 3+ nights, and a Mid-Week Clean is performed on stays of 7+ nights at Cornerstone Townhouses, Mountaineer at Steamboat, Moraine Townhouses, Phoenix at Steamboat, Ranch at Steamboat, Ridge Townhomes, Spa at Storm Meadows, Storm Meadows Townhouses, Trails at Storm Meadows , The Terraces at EagleRidge, and The West Condominiums.

Trash & Towel service is provided every other day on stays of 4+ nights, and a Mid-Week Clean is performed on stays of 7+ nights at Gondola Square Condominiums, The Rockies Condominiums, Shadow Run Condominiums, Ski Time Square Condominiums, Ski Trail Condominiums, Storm Meadows 300-400 at Christie Base, Storm Meadows Club A Condominiums, Storm Meadows Club B Condominiums, Storm Meadows Club C Condominiums, Storm Meadows East Slopeside, and Storm Meadows I at Christie Base.

Parking Policies

Parking around the base of the Steamboat Ski Resort is always at a premium, and many vacation rental properties only provide 1 parking space per condominium. Additional parking spaces may not be available at the property, especially during peak demand dates, and we will do our best to accommodate additional parking needs offsite. Please travel with One vehicle whenever possible, especially if you are staying in a property with Two Bedrooms or fewer.

No Oversized Vehicles: Oversized vehicles such as recreational vehicles, trailers and boats are not permitted at any of our rental properties and may be towed at the vehicle owner's expense.

Miscellaneous Policies

No Pets Please: Sorry, we cannot accommodate pets at any of our properties.

Additional People: Condominium units are priced "per unit." There is no additional per person charge. Units cannot exceed the maximum occupancy.

Air Beds: Air beds are available on a limited basis for $10.00 per night. They provide bedding flexibility and may not be used to exceed maximum occupancy.

Special Requests: All special requests are subject to availability. Each condominium is individually owned, therefore, views, decor, furnishings and bedding may vary. We will make every effort to honor your special requests but cannot guarantee them.

Other Provisions

Mountain Resorts reserves the right, without liability, to substitute equivalent accommodation at the same or lower rental rates.

Mountain Resorts makes no warranties nor assumes any responsibilities with respect to the following:

  • Delays or cancellation of any public or private transportation of guest to or from home location to Steamboat Springs, Colorado.
  • Mechanical failure, high winds, destruction, strikes, shortages of power, acts of God or any other condition or all or part of the Steamboat Ski Area.
  • Any policy or action or program of the operation of the Steamboat Ski Area or any other recreational facility in Steamboat Springs.
  • Injury to person or damage or loss of property unless caused by negligence or willful act of omission by agents or employees of Mountain Resorts.
